Community Wi-Fi

Network: Rowyn Guest — once selected, a browser window will open asking you to log in. The connection works in all amenity areas.

  • Residents may host up to two guests per leaseholder at any time. Planning something bigger? Book a reservation in advance.
  • Reservations run $75 per hour with a 4-hour minimum.
  • Reservable spaces are indoor only — Sky Deck, Club Lounge, and Chef's Kitchen. The pool deck, cabana lounge, and other outdoor spaces can't be reserved.
  • Each reservation can include up to 25 guests.
  • Book through the management office or the resident portal, subject to availability and approval.

Your home essentials

How maintenance requests actually work, and what counts as a true emergency.

Work orders are placed through the resident experiences app. List what you need in detail, and note whether the team has permission to enter — if not, you'll need to be available within 48 hours to let them in yourself.

Appointments Require at least 24 hours' advance notice.

After-hours emergency work orders are reserved for:

  • Fire
  • Water intrusion
  • Severe plumbing issues
  • Heating below 50°F in winter
  • AC issues above 80°F in summer

Locked out? Apartment lockouts aren't treated as emergencies. If you're locked out after hours, a $250 lockout fee will be added to your resident portal.

Resident app & account setup

How do I access my resident portal?
Download the Greystar Resident Experience App to manage payments, submit work orders, and stay updated on community events. To register: click the resident portal link on the website, use the email on file, and complete a password reset.

Packages & deliveries

How do I set up package delivery?
All residents must register with Parcel Pending to receive packages. Need help? Text Parcel Pending support directly at (949) 979-5759.
  • Kiosks A & B — standard parcel lockers
  • Kiosks C & D — oversized package room
What about USPS deliveries?
USPS may use the mailroom parcel lockers. If so, a key will be placed in your mailbox.
What should I tell carriers to ensure a smooth delivery?
  • Use ButterflyMX for building access
  • Never leave packages outside the building — always use lockers or package rooms
  • Use parcel lockers A/B when possible
  • For oversized packages: place in the Kiosk C/D room and log the delivery at Kiosk D inside the room
If a package isn't logged properly, you may need management's help retrieving it.

Use the Google Home app and follow the in-app setup steps.

Apartment features

What are the upside-down outlets?
These are half-hot outlets, controlled by a wall switch, located in the living room corner and bedroom corner.
Is there a ceiling light in the living room?
Your home includes a capped ceiling light connection wired to a dimmer switch. You may install a custom fixture, but a licensed electrician is required — please don't attempt this yourself.
How do the TVs in amenity spaces work?
All TVs are controlled via the wall-mounted panels — just select the device on the panel to operate it.
